Unscored2Scored shows what an NSPIRE inspection would score under the rules HUD applies starting October 1, 2026, when deficiencies under six affirmative requirements begin counting toward the score.
Upload a REAC NSPIRE inspection report and the tool first reproduces your official score. It then scores the same report under the October 1, 2026 rules and again with every citation counted, and lists each deficiency behind the difference. Your report is read inside your browser and never leaves your device.

I was the Director of the NSPIRE program at HUD. I wrote the NSPIRE standards and the Federal Register notices that put the program in place, including how inspections are scored.
Before that, I spent 20 years in housing compliance and property management consulting, and I owned a property service company. I have seen inspections from every side: the owner getting ready, the manager fixing what was cited, and the agency writing the rules.
I built Unscored2Scored so owners, managers, and housing agencies can see their real exposure before an inspector does, using the report they already have.
